The Modern

Located in Seattle’s Belltown neighborhood, The Modern is a 36-story mixed-use tower that combines retail, office, and residential uses within a single vertical community. The building’s Z-shaped plan maximizes daylight, fresh air, and views of Elliott Bay, while bringing natural light into circulation spaces and increasing the number of corner residences. The tower distinguishes its office and residential components through a series of setbacks, transitioning from larger office floor plates below to a more slender residential volume above. A framework of metal panels establishes a subtle rhythm across the facade, reinforcing both the building’s vertical expression and the horizontal datum of each floor. Shared amenity spaces, including lounges, fitness areas, and event rooms, occupy prominent locations throughout the building, extending panoramic views to residents and office tenants alike. Designed to meet rigorous energy-performance standards and operate as an all-electric building, The Modern reflects a contemporary approach to urban density, sustainability, and mixed-use living.
